How a commercial job runs

He looks at the job first, and the price comes before the work.

  1. 01

    He comes out and looks

The price comes from what is actually there, so the first step is a look at the panel, the space and what you want done. Anything that changes the scope, you hear about before the number.

  2. 02

    One price, agreed first

The estimate is free, and the number is agreed before any work starts.

  3. 03

    The permit goes in

New circuits, panels and wiring are permitted work in New Jersey, so the permit goes through the municipal construction office and the inspection closes it out.

  4. 04

    Labelled and left clean

Every breaker he touches gets a clear description of what it feeds, so the next call starts with a panel anyone can read.

Before the work starts

Questions owners and managers ask.

Straight answers, read off the code and the state's own rules.

01Do I need a permit to change out lighting or add circuits in my storefront?

New Jersey treats swapping a receptacle, switch or light fixture for a like one as ordinary maintenance, which needs no permit. New circuits, a new panel or new wiring are permitted work, filed by a licensed electrical contractor and inspected before the space is used.

02What are my exit sign and emergency lighting obligations?

Under the life safety code, battery-backed emergency lights and exit signs must hold illumination for 90 minutes on backup power if the building loses electricity. They need a monthly 30-second functional test and a full 90-minute annual load test, both logged with the date and who tested them. A unit that doesn't hold the full 90 minutes on the annual test needs to be repaired or replaced.

03Is there help paying for LED lighting upgrades in my store or plaza?

Atlantic City Electric runs prescriptive and custom incentive programs for business lighting upgrades, including LED retrofits, open to businesses of any size in its South Jersey service area. PSE&G runs a similar direct-install program for small and midsize commercial accounts that covers lighting projects. Both work through approved contractors or an online application, and current incentive amounts and promotions change, so it's worth checking directly before budgeting a number.

04Does my electrical panel need to be labeled a specific way?

Yes. The National Electrical Code requires every breaker to be labeled with a clear, specific description of what it actually controls, not a vague word like 'lights' or 'outlets.' Labels also can't reference a tenant's name since tenants change; they have to describe the physical location or load instead. Unused breaker slots have to be marked 'spare' rather than left blank.

Get the price first

Tell him about the property and he will tell you what it costs.

The estimate is free. It helps to have these ready:

  • What kind of store or plaza, and how many units.
  • What needs doing, as best you know it.
  • A photo of the panel with the door open, or of the lights that are out.
  • Whether the work has to happen around open hours.
  • Who can let him in.
